Five years have flown past since friends Sue Potter and Charlotte Forrest set up Easy Home Lets to chase their dream of running a successful lettings agency. But even that has now been eclipsed by the exciting news they have now become estate agents too – by popular demand! Easy Home Sales came into being on January 1st – and Charlotte says: “If you are thinking of selling your home, you’ve got nothing to lose by ringing us first for a friendly chat. We offer to sell your home for a 1% fee, no VAT and a £99 take-on fee, refundable on sale completion. Former policewoman Sue and Charlotte have more than 20 years’ combined experience in sales and lettings and Sue has been a private landlord for almost 30 years. The business partners first met while both working for the same estate agency; Charlotte as a sales negotiator and rental administrator and Sue as a sales valuer. Looking forward to life as estate agents, Sue said: “Everything we have achieved is a result of being professional, honest, trustworthy, reputable and, above all else, reliable. “You can rely on us to do the very best to help you sell your home. And if you are looking for a new property we will endeavour to find the perfect match for you and your needs. “We listen and act on the information received.” The lettings side of the business will run as before, with the same amount of energy and focus. It was back in 2012 when the pair opened their agency with no properties on their books. Now, however, they successfully and proudly manage around 200 fully-managed lets and have found tenants for more than 150 additional landlords. Hard work is the key and alongside them, Christine Astley, Denise Goode and Saturday assistant Gabrielle Forrest also contribute to the effort. All share the same work ethic, taking pride in not only meeting but exceeding the expectations of customers, in providing a service which stands alone from the rest and which grows through word of mouth from happy tenants and landlords. One of the cornerstones of Easy Home Lets’ popularity is its Fully Managed Service. Sue explains: “In a nutshell, we offer rent protection and legal cover as standard on all our fully-managed properties. This means that landlords have peace of mind that court costs are covered, should a tenant not pay their rent while still living in the property and they will still receive all their rent until the tenant is evicted. “After eviction, once marketing resumes, landlords still receive 50% of their rent for up to three months or until a new tenant is found.” The team can arrange for Energy Performance Certificates, gas safety certificates and Electrical Certificates. Easy Home Lets carries out credit searches, references from employers and previous landlords on all tenants.   A full, in-depth inventory is created and arrangements made for the utilities to be registered in the tenant’s name. Regular inspections are also carried out and maintenance issues and repairs looked after. Another service offered is    Find a Tenant. This involves the same practice as with fully managed but once Easy Home Lets has moved the tenant into the property, all the paperwork including the tenancy agreement and inventory are passed over to the landlord.   Advertise Only is aimed at very experienced landlords who simply require greater marketing exposure to a quality sector of the tenant market. Easy Home Lets will place the property on Rightmove and in the shop window with a ‘To Let’ board at the property. All enquiries are passed on to the landlord via email or telephone so they can arrange their own viewings and tenancy paperwork. Easy Home Lets also offers a free advice service to people wanting to buy a house to let. Charlotte says: “We can advise on how rentable a property is before purchase and go through the information needed to become a landlord. We can even help with advice on preparing a property for the rental market.” The business holds Professional Indemnity Insurance and there is also redress as Easy Home Lets is a member of the Lettings Property Ombudsman. Charlotte adds: “This gives the customer peace of mind that we always adopt and follow ‘best practice’ and that the customer will always be dealt with in a professional and caring manner.” Looking forward to what 2017 may have in store, Charlotte adds: “We are really pleased about the expansion into home sales – a move driven by customer demand. “People have asked, ‘Can you sell my house for me?’ We have a number of private landlords who have waited for us to start our estate agents business, so they can sell through us. “And our knowledge and experience of the sales sector works hand in hand with property rentals. “So if you want excellent service based on honesty, integrity and reliability, ring our team first.”
